Vacating Prior to end of Lease
The Tenant must provide a complete and signed Landlord’s Vacating Notice Form to terminate their fixed term lease prior to the leases end date. There will be a contract breaking fee that equals one month’s rent if the Tenant ends the tenancy prior to the end of the tenancy agreement.
If the Tenant needs to terminate their fixed term lease prior to the end of the tenancy agreement, due to one of the following conditions, the contract breaking fee will be waived, provided the Tenant supplies proper documentation along with the Landlord’s Vacating Notice Form:
- Medical reasons, where the Tenant has provided a medical certificate from their family physician, medical specialist or psychiatrist stating the reasons as to why the Tenant ought not to continue residing in the Premises;
- Proof of termination of employment with UCalgary
The Tenant must provide a complete and signed Landlord’s Vacating Notice Form, on or before the last day of a calendar month to be effective on the last day of the next calendar month.
Vacating at end of Lease
Tenants will receive a notice from Housing Services the month beginning of the month that the tenants lease ends. The tenant will be able to renew the lease or vacate at the end of their lease. All information will be stated in the email from Housing Services.
Family housing move-out is at the end of each month year round. Proper vacating notice and final inspection are required. Due to Covid, final inspections will be complete after the tenant has moved out of their unit. Tenants will be required to drop of their keys and parking passes into the key drop box, located outside of the 400 lounge.

The permit holder must go to the Campus Service Centre with their UCID card or government issued photo ID and return the physical parking permit. The permit holder will be charged the monthly fee until the date of expiry if the permit is not returned.
If the permit is returned:
• within the first 3 business days of the month - No charge for the month
• by the 15th of the month – ½ month charge
• after the 15th – Full month charge
