Zoning with the intent of conserving particular character areas strives to retain certain examples of built form that have significance to the community and its historic continuity. This initiative contributes to the promotion of a sense of identity amongst the residents of the community over time. Conservation areas should function as stable residential areas, thereby encouraging the preservation of and enhancement of existing dwellings. Examples of traditional character are essential ingredients in a neighbourhood that shows varied and vital qualities over time. | ||||

The first photograph represents the original morphology of the area. The traditional character of the community has been maintained by allowing the building to be transformed from a residential to commercial use. The second photograph also illustrates the traditional character of the area as well as serves as an example of how building use has changed over time. This building has gone from a single residence, to a Children's Hospital, to a multi-unit residence (six) of today. The third photograph illustrates how the community's traditional character has been respected in recent developments. The proposed zoning for Cliff Bungalow - Mission paid particular attention to identified traditional character areas through down-zoning. | ||||
