Massing refers to the size of buildings and how they meet the street. These qualities can influence the type of experience that the pedestrian or resident has with an example or grouping of built form. Sensi-Density understands that building massing should be generally consistent for there to be a feeling of comfort and continuity throughout a community. Attention must be paid to the relationship between the size of the building and the pedestrian: when the buildings dwarf the pedestrian, they are out of the human scale. Sensi-Density seeks to uphold this ethic by working towards a gentle transition between adjacent zoning areas, ensuring that there is not abruptness in heights and massing of adjacent structures. Another aspect of the Sensi-Density approach to massing encourages a zoning that will not allow massing to obscure or overpower the space that historic buildings and monuments occupy. |

This axonometric view shows the number of detached dwellings that make up the block. They each have entrances that open onto the street. The way in which this particular form of building 'meets the street' produces an exciting and vital experience for the user of the public space: it is not overbearing, it is engaging and stimulating. | This axonometric view shows the same block redeveloped to the maximum building envelope under the existing zoning. The maximum height under the RM - 6 zoning is 16 meters at eve line. This form is much more massive than the single family detached form. It meets the street in a more imposing manner and changes the character of the street in appearance, and as an experience. |
