CRITICAL COMPONENTS OF THE SENSI-DENSITY APPROACH

Traditional Character

The community of Cliff Bungalow-Mission dates back to the late 1800's.  There is still a good deal of housing stock in the area that is representative of the community's early history.  Every effort should be made to ensure that zoning protects  this element of the neighborhood and that new developments respect this character in the form  of suitable design guidelines.

The Natural Environment

The Elbow River cradles Cliff Bungalow-  Mission on the south and east borders of the community. The Elbow River serves as an important wildlife corridor as well as providing residents with a wonderful natural amenity.  Land uses along the river should reflect its importance and therefore zoning in this area should keep buildings at a minimum height.

     

Building Massing

Buildings must relate to adjacent form for there to be a feeling of continuity throughout a community. Massing should be generally consistent throughout an area. Attention must be paid to the relationship between the size of the building and the pedestrian: when the buildings dwarf the pedestrian, they are out of the human scale.

Mixed Use

The objective of the mixed use zoning designation is to encourage a mix of commercial and residential uses in an area. With the implementation of this strategy commercial areas will be unable to have only a single function - they will have to have a residential component. Whereas most commercial areas become desolate after the shops close, mixed-use areas have a 24-hour vitality due to their residential component in which people participate in a diverse range of activities.
