NATURAL ENVIRONMENT

     The community of Cliff Bungalow-Mission is blessed with the several unique and significant environmental features. Of prime importance to the community is the maintenance of the integrity of the riparian area along the Elbow River. The Sensi-Density proposal seeks to ensure that the massing of the buildings that are constructed along the river in any redevelopment schemes pay significant attention to the integrity of this valuable community resource. The Sensi-Density proposal seeks to achieve a building massing and population density along the river that will not negatively impact the ability of the flora and fauna along the riparian to sustain itself in the context of the changing urban environment.

Proposed zoning (RM-3, RM-4) along the river will limit building massing to heights that currently exist, as opposed to what they could be under present RM-7 conditions.
