MISSION STATEMENT

     In keeping with the policies of the Calgary Municipal Development Plan, we propose the sensitive intensification of residential and commercial densities within the inner city community of Cliff Bungalow-Mission. This process of intensification seeks to respect the traditional character of the area through the protection of streetscapes that pay attention to human scale, as well as the prevention of sharp contrasts in massing of adjacent buildings. This process will also seek to manage densities surrounding the Elbow River Riparian area. This process will focus on developing creative and appropriate solutions. We are planning for the future of the community within the greater context of the city while ensuring the advantages of a variety of built form, the value of the natural environment, and maintenance of human scale.

   

RESIDENTIAL AND COMMERCIAL LAND USE OBJECTIVES

  1. To identify areas where the conservation of and rehabilitation of existing and viable housing should be encouraged.
  2. To identify areas where redevelopment and higher residential densities should be encouraged, define the form of the redevelopment, and recommend a land use designation that achieves these objectives.
  3. To propose land use designations that will ensure sensitivity to the riparian area of the Elbow River. Land use designations should account for the impact of massing and overshadowing on experience of the adjoining amenity area and the ability of the natural systems in the riparian zone to withstand the impact of increased human impact.
  4. To identify how the objectives of increased residential densities could be achieved through a commercially designated area that incorporates a residential function. This is achieved through a new zoning designation.
  5. To identify land in the Cliff Bungalow-Mission commercial area that could incorporate a residential component should they ever be redeveloped.
  6. To design a new zoning pattern that that reflects a desire to increase the residential densities of the community, while promoting the vitality of the shopping streets in the area.
