Site Analysis

In this part of our design process we identified the major features of the area, with their opportunities and constraints. From a designer's point of view, this site is immensely interesting in that it contains a wide variety of distinct features. Incorporation of all these elements into the new design provided us with many challenging and exciting opportunities.

1st Avenue NE - Local Commercial Development

  • shops and restaurants, some with European theme
  • not dense enough to create a vibrant atmosphere
Single Family Housing

  • single detached houses
  • bungalow and cottage style
Regional Laundry

  • output energy could be reused
Tom Campbell's Hill

  • prairie restoration area
  • could be linked better to the community
Park

  • adjacent to the seniors' residences
  • under-used
  • poorly landscaped and uninviting
Seniors' Residences

  • expanding to develop new units along Memorial Drive
Major Pathway

  • poor lighting and location at the back of the Community Hall contribute to unsafe feeling
LRT Station

  • excellent transportation node
  • Calgary Transportation Plan calls for higher density housing around transit nodes
St.Patrick's Island

  • natural vegetation area
  • part of the Calgary ZOO
  • separated from the community by Memorial Drive
Memorial Drive

  • six lane express way
  • major source of noise and visually obtrusive
Medium Density Housing

  • many historical homes
  • new infill development
  • developoment pressure to increase densities
Site Awaiting Development

  • on escarpment - gently sloping hill
  • former hospital grounds
  • acted as a barrier between upper and lower community
  • excellent views of downtown, foothills, and mountains from the top of the escarpment
